Choosing a builder for your house extension may seem like a daunting task. There are many small building firms in London who may be able to undertake your project, however they vary greatly in ability, fees and professionalism.

As builders are not legally obliged to be part of a professional organisation it helps to get a recommendation from a friend who has personally dealt with them, or take advice from an architect who is familiar with their work. It is advisable to choose an FMB (Federation of Master Builders) registered builder. FMB members agree to codes of practice and must meet the following criteria:

- A minimum of 12 months trading

- 6 references including one from a 'professional'

- Public and employer liability insurance (if applicable)

- VAT registration (where appropriate)

- Confirmation of business address and details

- Public record and director checks

Employing an architect for your house extension will reduce some of the anxiety experienced when choosing a builder. Architects prepare a detailed drawing package that is then sent to a number of different builders to obtain a quote for the work. This tendering process allows the client to compare prices, ensuring a fair rate for the work.

It is a good idea to have detailed drawings prepared before any builders are approached; this method ensures that the client is happy with the design, whilst enabling the builder to provide a fixed quote. It is important to note that a quote is different from an estimate: an estimate is often given when a builder does not have detailed plans of the project. An estimate is not binding and actual fees charged by the builder are likely to vary from this figure.

An architect is also able to manage the work on site, ensuring that the extension runs on budget and within the specified timeframe. The architect will regularly check the build process to ensure that the quality is of a high standard, and the work is completed in accordance with the detailed drawings.
