How much does an architect cost?
We can develop your project from initial sketches
to planning approval for a fixed fee. Planning
application fees begin at £750, this includes:
Production of initial proposed drawings to illustrate options
Design discussion and selection of preferred option
Production of final drawings and reports for planning
Site and location maps as required by the local authority
Submission of all documents for planning approval
Drawing amendments as required by the local authority
If any architectural changes are required to secure
planning, we will undertake further work free of charge.
We also provide a pay as you go service with an
hourly rate (from £35 per hour) to allow
you to fully customise our services. This can prove an extremely
cost effective approach if you wish to take a greater responsibility
in the planning process: we will help as much or a little as you
require.

How long is the initial architect's design
consultation?
The first design consultation at your property
usually lasts from one to two hours. As many clients
wish to learn more about their design options and possible planning
restrictions, this session may begin with a question and answer
exercise. Afterward, if you wish, your architect will develop an
initial brief and investigate some preliminary design options with
sketches. An initial design and planning consultation in London
is just £150.
I do not have existing drawings of the site,
can you provide a survey for me?
We are able to undertake a measured survey
on your behalf. From this we will provide drawings of the existing
condition suitable for a planning application. Our fees for a site
survey and production of existing drawings begin at £450.
What documents are needed for a planning application?
In a planning application 'Supporting Documentation'
is usually submitted. In the majority of cases such documentation
is a mandatory requirement of your Local Planning Authority (LPA).
This will typically consist of location plan, site and other plans,
and a design and access statement. It may also include photographs
and 3D rendered views. We can provide all of these documents to
support your application. Your local planning authority (LPA) can
offer further advice on what extra drawings may be useful.
