Planning application drawings

s After approaching Architecture for London to produce a planning application package, we will visit the site for an initial consultation and to carry out a laser measured survey.

s From these measurements we will produce CAD plans of the existing condition. We will then develop drawings of the proposed alterations in consultation with you. Architecture for London will supply the required 1:1250 location map and will submit the application as your planning agent.

s Planning application fees are payable to the local authority. As an indication, a typical fee for an application for a house extension is £150. The fee for a Lawful Development certificate is typically £75.

Planning consultations

s After the council receives the application, it will be checked to ensure it is complete and all required information is correct. A letter of acknowledgement will be sent within a few working days, and the application will be formally registered. From this point the council usually has up to 6 weeks to make a decision on your application.
All drawings and information will then be published to inform local residents of the proposals, allowing people to comment on the application. The local authority will also consult with all relevant parties such as highways agencies and council bodies.

Planning results

s At the end of the consultation period, a letter will inform you as to the result of your application. If it is successful, there may be conditions attached relating to, for example, material finishes or window opacity. A date is also given indicating when the work must commence for the permission to be valid.

s If the application if refused, you will be given a clear description of the reasons. At this point it is possible to alter your application and re-apply after taking into account the advice given. Alternatively it is possible to appeal to the secretary of state. This can be a lengthy process, so should be attempted only if you feel you have a significant chance of success. This may be the case when the local authority has not followed national or local planning guidance documents correctly.
